Initially we review the property and present a brief outline overview ( this not a formal survey) of obvious likely repairs, renewals and refurbishments you can expect in the short term and offer advisories of any long term matters or concerns, together with raising awareness of potential unseen scenarios.
– Giving you, at least a general picture of the works/refurbishments likely necessary – so no longer stepping ..into the unknown!
We can present that overview to all the residents/leaseholders and at the same time take them through our experience of the pros and cons of forming their own RTM company. Including
1) Establishing Ltd liability for their RTM company with their statutory requirements, ( this legal requirement is not as onerous as it sounds)
2) Showing your leaseholders our simple accounting practices, ( again, not demanding, just basic housekeeping numbers listing inward income and household spending)
3) Guidance with the secretarial note keeping essential for managing your RTM company
– removing the worry and time of completing the initial research individually yourselves….
all free of charge….

Only if they wish, we are available to guide your leaseholders through the process of discontinuing the residential agent and creating their own Right to Manage Limited company.
– Taking away the ‘mystery’ and ‘trauma’ of the process – at a cost significantly less than you currently pay in average agents fees
Only if they wish, we can assist the leaseholders in their early organisational meetings and transition arrangements over the first year ( or for as long as they want help) at a pre agreed cost which we guarantee to be at least half of that of their agent currently charges on an average month by month basis.
Only if they wish, we can source appropriate building contractors for any projects, we can organise the process of securing quotes on refurbishments, or if you are satisfied you can complete those yourselves, we can help you schedule the works and keep a watchful eye on progress of the works, highlighting any likely issues for you to raise with your contractor.
At an agreed time, we earnestly encourage you and your leaseholders to completely manage your own affairs, but always knowing they can refer back to us and other Blockheads, if they get into difficulties or just simply want guidance or advice… and of course they have rolling access to the Blockheads list of approved contractors.
– This would be on a retainer/membership basis only as a continuing member of the Blockheads, ‘association’ – likely to be less than 15% of their current yearly agents fees….
