How do Blockheads achieve the multiple bonus of reducing fees, AND delivering improved management practices, together with upgrading our property?
In simple terms, we have a different operating ‘culture’ and most importantly, different ultimate aims to the residential property agent.
By nessesity, agents have significant business overheads, offices, equipment, salaries of professionals, together with support staff and because they are a business, they need to make a profit AND, importantly, keep making that fee income and profit, year on year.
Our aims are not profit driven… We look to develop a greater understanding and knowledge of RTM block management to everyday leaseholders and encourage your block to see that managing the day to day affairs of your communal home is no more complex or demanding than owning your own house.
It really is…. just a process.
and therefore, Blockheads-RTM do not need the overheads and profits of traditional commercial residential property agents because we are in the business of education and enlightenment, rather than long term management. For emphasis, this concept is to help you and your leaseholders develop your knowledge and skills, and is not intended to imply any professional or legal status and final responsibility for all your RTM group decisions are your own. We are only here to show you how we made a success of the process to help you believe you can achieve the same aspiration.
Our culture is to develop a working partnership between people who have the same goals and aspirations. Long term, our aspiration and its success will be determined by growing the Blockheads self help concept into a multi building partnership of like minded people.
Our aim is for Blockheads to manage their own block and share the benefits of a multi property management in a relationship, with like minded Blockheads, sharing experience, reducing costs and improving yr property…
Yes, there is a cost to this aspiration, but we believe with positive and active participation by you and your fellow leaseholders, not only can you reduce your current management fees during this learning process, but eventually our aim, at the earliest possible moment, is for you to self manage and have zero management fees….
…..and the satisfaction… of being in control of your own future!
By contrast, a residential professional building manager wants the very same best interests for you and your building , but seeks to generate fees, infinitum.
What are the benefits to joining the Blockheads Fraternity?
In the first instance
To bring the management of your block, (your home) under your control…. just as you would if you owned your own house…
at a sensible cost that properly reflects a balance between your leaseholders pockets, whilst managing the upkeep and improving the building structure, its value, and the quality of your financial investment, in your mutual home.
To sharing with other Blockheads in your locality, a reliable, friendly, skilled and conscientious, approved group of building refurbishment sub contractors from all trades, who positively want to work under the auspices of the Blockheads concept, because multiple properties will offer a year round stream of work, and subject to a quality finish, they are secure in the knowledge they will get paid promptly, because your funds are already in place before work commences.
Although we describe them as ‘ approved contractors, ‘ this simply means the quality of previous works under the auspices of the Blockheads concept, is such that they will always be given the option to quote/tender for future blockheads refurbishment contracts guaranteeing them a constant reliable revenue stream – with the absolute proviso the standard and quality of their works remains the best that can be achieved. This is a two pronged motivational approach to incentivise the contractors to want to proactively work within the Blockheads concept and deliver the very best for our membership.
And finally, joining the Blockheads concept means
Reducing your dependency on residential agents and so significantly reducing your yearly management overheads and further reducing the stresses and worries about the quality of building contractors.
Having the option to contact others in the Blockheads community (who don’t have an agenda) for advice and guidance…
and ultimately
……knowing we are at the end of a phone 24/7, if other Blockheads don’t have all the answers.
Our entire aim is only to help you and your leaseholders do what we have done, and you can do as much of that as you and your leaseholders can manage as a self help group working with each other….
